The Articles of Incorporation were filed by the developer that built the subdivision.  This document cannot be changed.
The "CCR's" were established  by the developer in 2005. A vote of 75% of the members (homeowners) in our community is required to amend this document.
The Bylaws were originally written by the developer, then subsequently rewritten by the community in 2018. The Bylaws can be changed by a vote of the Board of Directors or a quorum of the members (homeowners).
This document details general rules of the neighborhood, including the violation and fine policy.  It can be changed by the Board of Directors.
